RADIX is a full-service commercial general contractor headquartered in Nampa, Idaho, serving clients across the country. We help owners and developers move from early opportunity through design, pricing, construction, turnover, and stabilization with one clear objective: protect the client and deliver a successful asset.
RADIX was incorporated in July 2003. Since then, the company has grown from a regional contractor into a licensed and credentialed team capable of supporting commercial projects in 40 states.
Our work includes ground-up construction, tenant improvements, remodels, multi-site programs, and complex projects delivered through traditional bid-build, pre-construction, design-assist, design-build, construction management, negotiated GMP, and open-book contracts.
The delivery method may change. Our responsibility does not: lead the process, protect the client, and create the clarity required for good decisions.
Nick Downing and Jeff Giddings have been part of RADIX since 2013. After years of helping lead and grow the company, they purchased RADIX in October 2022 and began its next chapter as active owner-operators.
Nick serves as President and Jeff serves as Vice President. Their leadership is grounded in the work itself: planning projects, building teams, solving problems, managing risk, and remaining accountable to the client from the first conversation through final delivery.
RADIX is not managed from a distance. The owners are engaged in the business, the projects, and the outcomes.

Our Nampa headquarters keeps us rooted in the Treasure Valley. Our systems, licensing, and relationships allow us to support clients well beyond Idaho.

Cost certainty before design.
Baron Properties needed reliable conceptual pricing before a prospective tenant could finalize its lease. RADIX scoped the project, identified entitlement and permit costs, used historical and assembly pricing, engaged key trade partners, and developed a comprehensive GMP budget. Acting as the single point of responsibility, RADIX aligned the design with the agreed budget and delivered the project on time and under budget.
Redesigning the path to the budget.
The initial concept for Elevate Academy was approximately $2 million over budget. RADIX worked with the client and design team to identify the essential program, evaluate affordable building systems, and reshape the concept into a smaller two-story academic building with a separate pre-engineered metal technical building. The revised strategy preserved the school's program while protecting the budget and schedule.

Burnt River needed to be operational faster than a traditional linear process could support. RADIX and Modus Collaborative overlapped programming, design, pricing, phased permitting, and construction, completing the project in approximately four and a half months while meeting specialized operational requirements and delivering a distinct, highly finished space.
